Q. In 60 seconds or less, who is Angie Cox?!
I have been blessed with a wonderful family, including my husband of 38 years, three kids, and ten grandkids. I have a fulfilling career as a Realtor®, enjoy traveling in my RV, and the outdoors. I have a strong faith and strive to be of service by giving back to others.
Q. Where in the world is Edgerton, Missouri?
Edgerton is a small town in Rural Platte County, less than an hour from downtown Kansas City. Not much there other than cows and corn. I live on 15 acres in the country. My family has enjoyed raising cows, hogs, and chickens… and we have a horse named Gracie.
Q. What are the most rewarding aspects of being a Realtor®?
It’s fulfilling and a joy to watch my clients flourish and build wealth through homeownership. Being a homeowner is life-changing in many ways. I have always wanted to be a coach or mentor. I found my calling when I become a Realtor®. I consider my job as providing a service to help others rather than a salesperson. I have great relationships with my clients and have made lasting friendships.
Q. Our mission statement at WCR is to “provide entrepreneurial agents the power and support to control their own success.” From your perspective, do we live up to our mission statement?
It has been a fantastic year. I doubled the number of sales from the previous year. The low brokerage fees have allowed me to invest more in my business and increase my marketing budget. WCR has provided me with all the necessary tools and allowed me the freedom to take my business to the next level.
Q. Speaking of success, you’ve been able to maintain and improve your production in this incredibly challenging market. What’s your secret?
The market will always change, so I adapt to the changes by getting educated on the current market situation and finding creative ways to overcome any obstacles. In the past few years, with the housing shortage, I have gone outside the box to find inventory other than the MLS. Such as preforeclosures, auctions, FSBO, and probate. Now that the interest rate hikes are affecting, I have been talking with lenders about buying down interest rates, ARM’s and Qualifying assumptions.
Q.How many homes have you sold as a Realtor®?
I have sold 121 homes.
Q. Lead generation and consistency are keys to building a real estate business, especially for new Realtors®. How do you work through these challenges?
Tell everyone you know you are a Realtor®, and then keep reminding them. When I first became a Realtor®, I wore my name badge everywhere and put it upside down. I realize new agents probably hear repeatedly to work their sphere, but it does work. I make at least one contact a month with my sphere by emailing a newsletter or holiday card, annual fridge calendar magnet, etc. I would tell them to be patient as it takes time to build a business from scratch. I almost gave up in my first year, but I hung in there and now have a successful career.
Q. WCR is designed for agents- what aspects have you found most helpful?
WCR provides everything an agent needs to run their business. In addition to training, mentorship, and a lead source program, they offer support with a dedicated agent services team and a full-time broker. Being provided with a personalized website is a bonus. The KvCore Platform is a fantastic CRM program that provides marketing campaigns, marketing materials, colored flyers, task reminders, and more.
Q. Last year, WCR initiated a conversation with you to learn more about us. Quite direct, yes. But, you were open to the opportunity to learn more and decided to switch brokerages after a long stretch with another firm. How challenging was that period, and what ultimately led to you making the change?
It was not an easy decision to leave my past brokerage. The commission structure originally got my attention, but I was still unsure. After discovering all the benefits that WCR offered, including a full-time broker available every day, the agent services team, a CRM program, personalized website, and everything else I needed to operate my business… I decided to make the switch.
Q. Rocky road or butter pecan? How was your move to WCR?
It was a very smooth transition. I was provided with detailed instructions, and the agent services team was very helpful in guiding me through the process. I also want to give a shout-out to Sommer with the compliance dept. She was very kind and helped me navigate through Back Office to submit my paperwork.
Q. Rewind the clock-would you make the switch again?
Yes, 100%. It has been very rewarding.
